Condo/Townhomes

Project scope: Construction of a 23-story high-rise condominium tower, bridge to adjacent hotel, pool and spa, and a four-story townhome building over a three-level subterranean parking garage.

The condominium tower was completed and began tenant occupancy while construction on the adjacent townhomes was delayed to meet market/sales needs. Initially, Marx|Okubo provided traditional construction consulting services for the project, including preconstruction plan review, monthly construction review and cost analysis. Later, with the townhome construction delay, we advised the owner regarding required modifications, including contract changes, construction schedule changes, construction cost changes and construction procedures adjacent to an occupied building, to help minimize costs and resident disruption. With a clear plan in place, there were few resident complaints during the successful completion of the project.
