Waikiki, HonoluluProject scope: Owner representation for a 40-year-old beachfront hotel exhibiting signs of age and water intrusion issues due to high tide conditions. The current owner was facing millions of dollars in defect repair costs identified by the potential buyer's condition report.
Marx|Okubo performed independent due diligence, reduced the expected expenditures substantially, managed investigations, created the repair scope, coordinated trades, performed site observations and processed pay applications. All repairs (sub-slab drainage system, mitigation of water intrusion beneath the swimming pool deck, repairs to existing HVAC systems involving helicopter lifts, replacement of original plumbing and sanitary systems, and roof repairs) were completed while the hotel remained open and operational. The project was completed beyond expectations of the client, who decided to retain the property in their real estate portfolio.
