Marx|Okubo served as the architect of record and project manager for the repair of a 77-unit condominium building originally constructed in 2008-2009. The project addressed significant defects in the exterior building envelope including issues with the waterproofing system, which had begun to deteriorate and melt behind zinc metal panels due to construction flaws.
Our team developed detailed repair documents, provided construction oversight, and managed the project to ensure a seamless and efficient process. Acting as the construction manager, we implemented a cost-effective approach by directly managing a specialty roofing contractor instead of a traditional general contractor. This strategy not only reduced hard costs but also allowed for enhanced quality control and superior workmanship.
By thinking outside the box and maintaining a high level of technical oversight, we delivered a solution that not only restored the building’s performance but also enhanced its aesthetic appeal. Throughout the project, we prioritized minimizing disruption for the client, ensuring a smooth experience.
