This project consists of a 26-story, concrete-frame multifamily residential apartment tower and a series of eight, 3-story wood-framed townhomes. The apartment tower and townhomes are connected by an amenity deck over a four-story concrete parking garage and retail podium. A total of 373 apartment units are provided in a mix of studio one-, two-and three-bedroom configurations, with three-bedroom units provided at the townhomes. The project completion is anticipated in early summer 2019.
Marx Okubo reviewed the construction documents, and provided input and insight on key elements, such as waterproofing, acoustical performance and accessibility, which were reviewed and implemented during construction. Additionally, review of the contract forms, budget and schedule was performed initially and is being tracked throughout construction. Monthly contractor applications for payment and budget and schedule evaluations are reviewed, with twice-monthly site visits and participation in Owner Architect Contractor (OAC) construction meetings. By reviewing value engineering items, product submittals and installed assemblies, Marx Okubo is able to identify and provide feedback on product substitutions prepared by the contractor and design team, in order to maintain the desired quality of the project without significant schedule impacts.
