Currently early in construction, 2600 Telegraph Avenue is an eight-story, 258,000-square-foot multifamily residential facility with ground floor retail. In an effort to reduce its embodied carbon footprint, Grosvenor reached out to Marx|Okubo to perform a design-phase Whole Building Life Cycle Assessment (WBLCA) to identify alternate materials and construction systems that would allow this project, as well as future projects, to achieve its organizational goal of a 40% reduction of embodied carbon.
Using design documentation and coordinating with the design firm, our team identified sufficient cost and functionally neutral materials to achieve this goal. To better understand alternate horizontal structural systems, Marx|Okubo performed a limited cost analysis comparing composite concrete decking, I-Beams with OSB sheathing, and a CLT system that the client ultimately employed.
Upon completion of construction, our team will provide an updated report reflecting as-built conditions in an effort for Grosvenor to standardize low-carbon materials for future projects.
