Multifamily Property Lofts

After the owner of this seven-building, multifamily project reported multiple leaks in residential units, along with a failed wood girder at a large balcony that required immediate shoring, Marx|Okubo was hired to develop and direct a multifacteted engineering investigation and repair program.

Marx|Okubo assembled a team of structural engineers, building envelope specialists and a contractor with lift equipment to evaluate roofs, balconies and exterior walls. The team diagnosed multiple design and construction defects and developed repair documents to restore the buildings. In addition, Marx|Okubo conducted bid solicitation for multiple contracts, developed and negotiated construction agreements, as well as managed permitting, budgets, schedules and quality assurance programs. At the conclusion of the project, as leaks were eliminated, balconies were restored to a safe condition and resident complaints decreased substantially, the property manager was able to significantly increase the lease rate of the property.
